CONSTRUCTION AND EXTERIOR FEATURES

  

FOUNDATION

  • Poured in Place Foundation wall and footing system reinforced with 15M rebar around window openings and top of wall. 
  •  Sump pump on dedicated breaker complete with safety drain 
  •  Weeping tile covered in clear stone around perimeter of footing in stone drainage bed connected to sump pump
  • Weeping tile in clear stone drainage bed below basement floor slab connected to sump pump for superior resistance to ground water
  • Drainage layer waterproofing membrane with sprayed on damp proofing on exterior foundation walls
  • Poured concrete basement floor with floor drain(s) and accessible clean out to main sewer line
  • Reinforced concrete garage floor with smooth finish
  • Reinforced concrete front porch with brushed finish.
  • All concrete floors include saw cut control joints as needed
  • All exterior concrete floors include superior reinforcement bar (rebar) in lieu of welded wire mesh
  • Foundation walls stepped or chased according to grade for minimal exposure on all elevations

FRAMING

  •  All wood framing conforms to Ontario Building Code requirements

  • Exterior insulated walls feature 2”x 6” wood frame construction
  • Exterior walls feature structural panel wall sheathing
  • 9 foot ceilings on main level.  Loft area and/ or second level (if applicable) to have 8 foot ceilings

INSULATION

  • R20 insulation in exterior walls
  • R12 blanket wrap insulation on exterior basement walls to 24” below exterior grade
  • R28 insulation in vaulted roof areas
  • R28 spray foam to garage ceiling with heated living space above
  • R40 blown in insulation in flat exterior ceiling areas
  • Superior party wall construction with double layer of R12 insulation and three layers of drywall for sound dampening
  • Protective air barrier membrane on exterior face of all insulated walls and floor perimeters installed immediately after framing for increased weather resistance during and after construction.  All joints overlapped and sealed.

 ROOFING

  • Shaker styled asphalt, self sealing, shingle with superior 30 year manufacturer’s warranty

WINDOWS AND EXTERIOR DOORS

  • Insulated front entry door, complete with grip set and deadbolt hardware, as per Builder’s samples finished according to designer color palettes

  • Factory finished low maintenance all vinyl windows with double glazing for increased insulation value
  • All window and door glazing to be Low E, Argon gas filled units for superior energy efficiency
  • Sealed decorative grilles on all elevations as called for by architectural elevations

  • Walk in showers (where applicable) complete with superior kerdi system waterproofing membrane, marble threshold, seamless tempered glass door, water proof pot light, builders standard shower head and controls.  Shower floor, walls, ceiling, and door opening finished with customer selected tile

  • Electrical and plumbing rough-ins provided for Purchaser’s dishwasher

  • Two exterior water hose taps.  One installed in garage & one at rear of home complete with interior shutoff valves for seasonal control

ELECTRICAL

  • 100 ampere electrical service with breaker panel and all copper wiring
  • Heavy duty electrical receptacles for both dryer.  Exhaust vented to the exterior from dryer location
  • Safety G.F.I. electrical receptacles in bathrooms
  • Three (3) split circuit electrical receptacles in kitchen
  • Standard white kitchen re-circulating hood fan complete with light
  • Upgraded ‘Decora’ style switches and receptacles.
  • Standard lighting fixtures supplied and installed, as per Builder’s samples

HEATING AND AIR CONDITIONING

  • Natural gas forced air heating system (furnace or combination system as per HVAC design)
  • Ductwork sized to accommodate future air conditioning
  • Natural gas power vented rental hot water tank, direct vent used where applicable 
  • Upgraded digital heat/cool thermostat centrally located on main level
  • Additional exterior louver vent for future basement bathroom finishing

FINISHING TRIM (INTERIOR)

  • Interior swing and bi-fold door to be from the 800 series door style collection
  • Interior swing and bi-fold doors with brushed chrome standard knob style hardware with privacy locks on all bathrooms, as per Builder’s samples
  • Interior trim upgraded to 2 ¾” casing and 4 ¼” baseboards, as per Builder’s samples
  • All standard windows to receive decorative interior sill detail complete with stool and apron treatment
  • Main level staircase to second level (if applicable) to have stained finished oak hand railing and pool cue spindles as per plan and Builder’s sample

DRYWALL AND PAINT

  • Interior walls and ceilings finished with one coat of untinted primer and 1 coat of quality flat paint.
  • Two wall paint colour selections allowed from Builder’s colour chart
  • Interior doors and trim finished with one coat of untinted primer and one coat of quality “cloud white” latex semi-gloss paint
  • Underside of truss ceilings to be strapped with resilient channel
  • Interior ceilings finished with one coat of untinted primer and one coat of “cloud white” quality ceiling paint
  • Ceilings with sprayed texture finished, except bathrooms, kitchens, and closets
  • Garage walls and ceiling to be drywalled and painted with one (1) coat of tinted primer

FLOORING

  • Ceramic floor tile installed in foyer, powder room, kitchen, bathroom(s) and laundry closet, to be selected by Purchaser from Builder’s samples
  • All other finished areas receive upgraded 36 oz nylon wear resistant wall to wall broadloom on 10mm under pad, to be selected by Purchaser from Builder’s samples

CABINETS, VANITIES AND SHELVING

  • Quality finished kitchen and bathroom vanities with laminate countertops, as per plan and Builder’s samples
  • Upgraded cabinet door hardware as per client selection
  • Kitchen cupboards to have provisions for future dishwasher by purchaser
  • Reduced upper cabinet height above stove to accommodate future “Over the Range” Microwave installation by purchaser
  • Mirror installed within six inches of full width of vanity in Powder Room and Main Bathroom
  • Closet shelving provided and installed throughout, including linen closet and laundry, as per plan
  • Main/ second level laundry area includes wall mounted shelf as per architectural drawings

EXTERIOR FINISHES

  • Quality brick and/or manufactured stone with rock faced stone sill capping as called for by elevations
  • Engraved stone with street number on front elevation
  • Pre-finished low maintenance siding as per design on architectural elevation
  • Exterior Trim details completed in low maintenance PVC products for increased durability
  • Factory finished, low maintenance aluminum soffit and fascia
  • Factory finished, low maintenance seamless eaves-troughs and downspouts with pre cast splash pads
  • Exterior colour packages are architecturally controlled and may not be altered

EXTERIOR LANDSCAPING

  • Rear wooden privacy fences between units as per approved site plan
  • Fully sodded front, rear and side yards
  • 36” concrete step(s) at rear terrace door, if grade permits
  • Lots will be graded to the requirements of the municipal authority having jurisdiction
