- All windows and doors (where applicable) to have energy efficient insulated glass. Screens to be provided for all operating sections.

- Bathtubs to be a one-piece 5ft. acrylic tub/shower enclosure.
- All lavatory faucets to be single lever chrome washerless faucets complete with mechanical pop-up drains. Tub/shower faucets to be as per Builder’s samples.
HEATING AND AIR CONDITIONING
- Natural gas high-efficiency forced air furnace heating system complete with ductwork sized for future central air conditioning
- Natural gas power vented rental hot water tank. Energy efficient direct vent type used where applicable.
ELECTRICAL
- 100 ampere electrical service with breaker panel and all copper wiring
- Heavy-duty electrical receptacle for both stove and dryer. Exhaust vent to exterior from dryer location.
- Safety (G.F.I) electrical receptacles in bathrooms.
- Split circuit electrical receptacles in kitchen.
- Standard kitchen re-circulating hood fan, complete with light.
- Kitchen ceiling exhaust fan vented to exterior if re-circulating hood fan installed.
- Bathroom exhaust fans on separate switch vented to exterior in each bathroom. Main bathroom fan to be designated as the principal exhaust fan complete with additional switch located at thermostat.

FINISHING TRIM (INTERIOR)
- Interior trim to be upgraded colonial 2 ¼” casing and 4 ¼” baseboards.
- Interior passage doors to be 800 series “Clermont” design complete with brass or brushed chrome standard knob style hardware. Hardware to be selected by Purchaser from Builder’s samples.
- Privacy locks to be provided on all bathroom doors.
CABINETS AND VANITIES
- Quality kitchen and bathroom vanities as per plans from Builder’s samples. Kitchen cupboards to have provision for Purchaser’s dishwasher.
- Bathrooms include standard mirror over vanities.
DRYWALL AND PAINT
- All interior walls, woodwork and doors to be painted with two (2) coats of quality paint. Paint colour to be selected by Purchaser from Builder’s colour charts.
- Ceilings to have a “splatter” sprayed textured finish in all rooms except bathrooms.
- Garage walls and ceiling to be drywalled and primed (1 coat).
FLOORING
- Ceramic tile to be provided in foyer, kitchen, bathrooms and laundry.
- All other finished areas to receive quality broadloom.
- Ceramic tile and broadloom to be selected by Purchaser from Builder’s samples.
EXTERIOR
- Poured concrete covered front porch complete with brushed finish.
- Columns on covered porch
- Lots to be fully sodded, paved driveway for convenience and concrete steps to front porch.
OTHER SPECIAL FEATURES
- Services include municipal water, storm and sanitary sewers, natural gas, and underground Bell telephone, Cable T.V. and hydro lines.
- Interconnected smoke detectors on each level.
- Carbon monoxide detector on main level interconnected with smoke detectors.
