INSULATION

  • R20 in the exterior walls

  • R32 Iceyene foam insulation on underside of heated floor area above garages (two storey units)

ROOFING

  • Covered front entrance porches
  • Self-sealing IKO "Cambridge", raised profile, asphalt shingles with 30 year manufacturer’s warranty

WINDOWS AND EXTERIOR DOORS

  • Insulated metal front entry door, complete with grip set and deadbolt hardware, as per builder samples
  • Steel sectional overhead garage door, painted, with decorative glass inserts, as per plan

ELECTRICAL

  • 100 ampere electrical service with breaker panel and all copper wiring
  • Heavy duty electrical receptacles for both stove and dryer. Exhaust vented to the exterior from dryer location
  • Safety G.F.I. electrical receptacles in bathrooms
  • Three (3) split circuit electrical receptacles in kitchen
  • Standard white kitchen hood fan complete with light kit, vented to the exterior
  • Standard lighting fixtures supplied and installed, as per builder samples
  • Ceiling light fixtures provided and installed in all bedrooms
  • Light fixture provided and installed over mirror in all bathrooms/washrooms

HEATING AND AIR CONDITIONING

  • Natural gas forced air heating system (furnace or combination system as per Builder’s design)
  • Ductwork sized to accommodate future air conditioning
  • Natural gas power vented rental hot water tank, direct vent used where applicable
  • Upgraded heat/cool thermostat centrally located on main level

FINISHING TRIM (INTERIOR)

  • Interior swing and bi-fold doors to be 800 series with brass or brushed chrome standard knob style hardware with privacy locks on all bathrooms, as per Builder’s samples
  • Interior trim upgraded to 2 ¾” casing and 4 ¼” baseboards, as per Builder’s samples
  • All standard windows to receive decorative interior sill detail
  • Main level staircase to 2nd level (if applicable) to have stained finished oak hand railing and spindles as per plan and Builder’s samples

DRYWALL AND PAINT

  • Interior walls finished with two (2) coats of quality paint. Paint colour to be selected by Purchaser from Builder’s colour chart.
  • "Quiet Walls" indicated on Architectural plans to be strapped with resilient chanel on one side and insulated with R12 fibreglass batts
  • Interior doors and trim finished with latex semi-gloss paint
  • Ceilings with sprayed texture finished, except bathrooms
  • Garage walls and ceiling to be drywalled and painted with one (1) coat of paint

FLOORING

  • Ceramic floor tile installed in foyer, powder room, kitchen, bathroom(s) and laundry closet, to be selected by Purchaser from Builder’s samples
  • All other finished areas receive 36 oz nylon wear resistant wall to wall broadloom on 10mm under pad, to be selected by Purchaser from Builder’s samples.

CABINETS, VANITIES AND SHELVING

  • Quality finished kitchen and bathroom vanities with laminate countertops, as per plan and Builder’s samples
  • Kitchen cupboards to have provisions for Purchaser’s dishwasher
  • Mirror installed within six inches of full width of vanity in Powder Room and Main Bathroom
  • Closet shelving provided and installed throughout, including linen closet and laundry, as per plan

EXTERIOR FINISHES

  • Engraved stone with street number on front elevation
  • Quality clay brick and/or manufactured stone with pre-finished low maintenance vinyl siding as per design
  • Pre-finished low maintenance aluminum soffit, fascia, frieze boards, eaves-troughs and downspouts
  • Decorative accents include: porch columns, shakes, frieze boards and louvers, as per design and elevations
  • Exterior colour packages are pre-determined and cannot be altered

EXTERIOR LANDSCAPING

  • Pre-cast concrete slab walk to front entry
  • Pre-cast concrete step at front door, if required per plan
  • Paved driveway
  • Fully sodded front, rear and side yards
  • One (1) 36” concrete step at rear terrace door, if grade permits
  • Lots will be graded to the requirements of the municipal authority having jurisdiction
