Finding the right home to suit your needs in a location that appeals to you is the first step in the new home buying process.
Once your decision on location and type of house is made, you will be faced with choosing a lot and deciding which model you prefer. A smaller lot may be preferable for those who do not have the time, inclination, or energy to maintain a large yard, while a growing family will often opt for more space. Whether it's a bungalow, estate-sized home, or town house, the knowledgeable staff at Phelps Homes will help you each step of the way.
To reserve a lot, a deposit is required, with the amount varying according the site and size of lot. This first deposit is refundable within 7 days. In some instances, a second deposit may be required, but you will be advised of this at the very start. A closing date will be established at this point as well and you will be asked to consider any modifications and upgrades you want done to your new home. A contract will be handed to you, which you can take to your lawyer, if you wish. Upon acceptance of the agreement, all parties involved will initial each page, signing where indicated, a witness' signature will also be required.
Within a week, you will be scheduled to meet with a new homes sales professional to choose your finishes and advise them of any changes/upgrades. Your new home sales professional will make a note of all your changes/upgrades and have you sign for each. Copies will be made and provided. A dollar amount will be specified and payment in full will be required 90 days prior to your closing date. While certain changes can still be made at a later date, it is best if all changes/upgrades are agreed upon well in advance. Keep in mind that just because you assume something will be done, unless specified, or listed as part of the standard features, it may not be included. There is no such thing as a silly question and it is far better to ask now than find out later.
It is advisable to do as many upgrades as you require and your budget allows since going through a renovation, no matter how small, is much more disruptive, expensive, and messy, when done after you are living in your new home.
You may want to watch the progress of your home being built. The staff at Phelps Homes are very accommodating, but it is best to call ahead to make an appointment so that you don't disturb the tradesmen. You must also keep in mind that you are entering a construction site.
Prior to your closing date, you will be contacted by Phelps Homes and a time will be arranged for you to do your Pre Delivery Inspection (PDI). You will be taken on a walk-through of your new home and this is your chance to inspect it before you move in. Should you find anything amiss Phelps Homes will make a note of it and have 30 days in which to remedy the situation.
On closing day, once Phelps Homes receives confirmation of payment, you will be able to pick up your key to your new home, and you can start to move in.
